Forget about all those lenders telling you their loan opportunities provide significant advantages over other loans available with their competitors. Either you save money now and pay for it later or jump straight on the slow and steady track, your loan has one mission - to achieve your home purchase - and there are only different paths you can take to that end.

Choosing your loan path

This is About Second Mortgages, so instead of focusing on purchase mortgages we'll only look at different options you have for your second mortgage, your equity financing, your chance to put your homes value to work. The first loan option you will have to make is the amount - how much equity are you needing, willing, or ready to take out? Before you make that decision there is one slight quirk to the second mortgage loan - the more equity you have, and the greater your loan amount, the less you will pay in interest.

Next, you'll have to decide in what manner you want to get hold of your loan. There are two options:

  1. All at once and up front in a big lump sum. This is the standard option, and the one mort home owners opt for.
  2. Over time and in amounts at your discretion up to a maximum total value. Called a home equity line of credit (HELOC), this type of home loan works in a similar fashion as standard loans, only you have about ten years to take out as much as you need and during that initial ten year period you are only responsible for the interest on the money you accessed.
